HOME INSPECTIONS

A home inspection provides a comprehensive visual evaluation of the readily accessible systems and components of a residential property. This includes the roof, exterior, structure, electrical, plumbing, HVAC, interior, insulation, and ventilation. The inspection is designed to identify material defects, safety concerns, and conditions that may require further evaluation or maintenance. Findings are documented clearly to help buyers, sellers, and homeowners better understand the condition of the property at the time of inspection.


4-POINT INSPECTION

A 4-point inspection is a limited inspection focusing on four main systems: roofing, electrical, plumbing, and HVAC. This inspection is commonly requested by insurance providers to assess the general condition and remaining service life of these systems. The inspection evaluates visible and accessible components only and is not as comprehensive as a full home inspection. Results are documented in a standardized format typically required for insurance underwriting purposes.


WIND MITIGATION

A wind mitigation inspection evaluates specific construction features that may help a home better resist wind damage. This includes roof covering, roof deck attachment, roof-to-wall connections, opening protections, and overall roof geometry. The purpose of this inspection is to document qualifying features that may reduce wind risk and potentially result in insurance premium discounts. Observations are based on visible and accessible areas at the time of inspection.


POOL & SPA

Pool and spa inspections include a visual evaluation of accessible components such as the pool or spa structure, decking, coping, visible plumbing, pumps, filters, heaters, and safety features. The inspection helps identify visible damage, safety concerns, and general functional issues. This inspection does not include water chemistry analysis or invasive testing and is intended to provide an overview of condition and operation at the time of inspection.


THERMAL IMAGING

Thermal imaging is used in pertinent areas during the inspection to help identify temperature anomalies that may indicate moisture intrusion, insulation deficiencies, or other concealed conditions. Thermal imaging is a supplemental, non-invasive tool and does not detect all issues. Any thermal anomalies observed are documented and may be recommended for further evaluation if warranted.

MOLD / INDOOR AIR QUALITY

Mold testing and indoor air quality sampling help evaluate indoor conditions that may indicate elevated mold spores or airborne contaminants. Sampling may include air and/or surface collection and is sent to an independent laboratory for analysis. This service is designed to provide additional information related to indoor conditions and potential concerns but does not determine the presence of health effects or provide remediation services. Results are reported objectively to support informed decision-making.


DOCK & SEAWALL (VISUAL – ABOVE WATER LINE ONLY)

Dock and seawall inspections provide a visual evaluation of accessible components located above the water line. This includes decking, framing, connections, caps, and visible structural elements. The inspection helps identify signs of deterioration, damage, or movement that may warrant further evaluation. Underwater components and concealed areas are not inspected.


ROOF CERTIFICATION

A roof certification inspection provides a limited evaluation of the roof covering and visible components to assess general condition at the time of inspection. This inspection is commonly requested by insurance providers and is based on visible evidence, age, and observable wear. No guarantees or predictions are made regarding future performance or remaining service life beyond the scope of the inspec


BOATLIFT

Boatlift inspections consist of a visual assessment of accessible components including structural elements, motors, cables, pulleys, and visible hardware. The inspection is designed to identify visible damage, corrosion, or operational concerns that may affect performance or safety. No load testing or underwater evaluation is performed, and findings are based on conditions observed at the time of inspection.
