So, it is really important to know what is going on just outside your property. If you are living in a neighborhood, you may know these things already. Knowing the nature of the community, the proximity of schools, shopping centers, churches are all important considerations. What are the conditions of the roads? Are they safe? Is it safe getting in and out of your driveway? What is the walkability of your neighborhood? What’s the crime rate? As an existing homeowner, even more importantly, is knowing what is going on immediately around your property and the location of your property contingent upon surrounding natural features. What is near? Is it near water bodies, streams, rivers, lakes, oceans? Is it near hillsides, mountains? Are neighboring properties sloped towards your property? Is there a retaining wall strategically placed? Or is there surface water drainage measures properly installed on your lot, and neighboring lots, which will reduce the impact of any kind of surface water runoff occurring onto your property? What is your elevation like compared to surrounding areas? Are you in a low elevation area where you are potentially in a flood zone? Look at the street, just outside your property is the street level with your property? Or is your property elevated higher or lower than the adjacent street level?
The above questions hardly scratches the surface of what to take into consideration. There are probably hundreds if not literally thousands of factors, situations, and variables that contribute to the current and future condition of your property, and many of these are far less obvious than you’d think
