As I say, I have done about 6,000 inspections, primarily from buyers and sellers, and now am starting to concentrate on providing this service for existing homeowners. As I say, I think it is something that needs to occur to help people to get a better grasp on their property, manage their investment better, and ultimately see a better return when they decide to sell that investment. And so, with that being said, I want to break down for you, systems and components that we often look at which do include the structure, the foundation, the roofing, the exterior of the home, the lot in general, not only the exterior walls, eaves, window frames, doorframes, garages, but also the lay of the land. What is the nature of the property? Is it sloped? Is it flat? What is the potential drainage issues? Drainage plays a huge role on how a home or property perform over time, especially the foundation. We are also looking at, of course, the electrical system, the cooling systems, the ventilation system, insulation, the plumbing systems, the interior of the home including the systems and components and surfaces on the interior, the appliances, swimming pools & spas.
For starters, one thing is to be familiar with surrounding areas. You can have the nicest home in the world but the surrounding area can have a tremendous impact on your property. Adjacent homes, inconsiderate neighbors, things going on just outside your property can take away your enjoyment of your property if they are detrimental. Are there things going on physically with the land around you. Can they have had a negative impact on your property? Good things or bad things just off your property in nearby areas can impact your property
